Overview

While single A to AAA commercial real estate buildings have embraced low-carbon operations, it has been a challenge for mid-tier buildings to find the resources to invest in significant retrofits projects. The ENSPIRE program was created to change that. Supported by Natural Resources Canada as part of its Deep Retrofit Accelerator Initiative (DRAI), this initiative is designed to elevate awareness and bolster capacity for advancing deep energy retrofit projects for mid-tier buildings.

What Qualifies

A deep retrofit project for a mid-tier building in commercial real estate typically involves comprehensive upgrades that significantly improve energy efficiency, reduce carbon emissions, and enhance overall building performance. Qualifying projects often include:

  • Energy Efficiency Improvements:

    Major upgrades to HVAC systems, lighting, insulation, windows, and building envelope to reduce energy consumption.

    Implementation of advanced water conservation systems to help reduce both energy and water consumption.

Common Questions

A retrofit project involves upgrading or modifying existing buildings with new technology, equipment, or features to improve performance, efficiency, and functionality. This can include upgrades to various building systems such as HVAC, lighting, insulation, windows, and building automation systems, as well as the integration of renewable energy sources.


Retrofit projects typically focus on enhancing energy efficiency, reducing greenhouse gas emissions, and improving overall building sustainability.

A “deep retrofit” involves comprehensive upgrades to multiple building systems and operational practices, and typically save at least 50% – and up to 70% or more – in energy consumption and/or up to 80-100% in GHG emissions. Deep retrofits may also include measures to improve resiliency and adaptation to climate change.
The program is open to any commercial buildings across Canada. Specific criteria will be provided upon full program launch.
Participants can expect technical assistance, funding guidance, upskilling material and access to a network of industry experts and peers.
The full program launch is scheduled for January 2025. Pre-enrollment allows you to receive updates and early access.
There is no cost for participating in the program. Howemver, if you are implementing energy conservation measures, specific costs will depend on your chosen retrofit projects. Financial guidance is part of the program benefits.
BOMA Enspire is a multi-year initiative. The first phase of the program is scheduled to run till March 2027.

The program aims for holistic building improvements that significantly enhance energy efficiency and sustainability.
